We had so much fun flipping the “tiny house,” we’ve finally started on a second one. Here’s something we learned the hard way (and not at all what they show on TV…) – there are lots of investors with lots more money than us, and it’s not uncommon to miss out on a property but just a thin margin. After many property tours, one “that’s the worst house I’ve ever seen,” and a few more “nopes,” we are the proud owners of a cute little cottage. Well, it will be cute, soon enough.

Built in 1890 and vacant for several years, this one needs some shoring up and fresh finishes. Currently two bedrooms and one bath, we’ve got plans to repair and finish the basement to add a primary suite.
Speaking of that basement…

Some time ago, water damage (another frozen pipe, perhaps?) and a old, red brick foundation led to a failed wall. Amazingly, this is a relatively easy fix! Once it’s complete, we’ll be able to bring this basement into the 21st Century.
After the tough lessons we learned about plumbing and sewers at the tiny house, we had the sewer main inspected and knew it needed quick repairs to fix the line as it exited the house. But no major excavation, yay!
The history here is pretty cool, it just looks creepy right now without any lights. There’s a coal room and a furnace from A. Y. McDonald Manufacturing Company (which had been around since 1856!) that’s been retrofitted a time or two.


Upstairs, the bathroom and kitchen definitely scream 1950s – complete with plastic tile! I was disappointed to discover that funky mint tile was mere marbled plastic. I had fleeting thoughts of repurposing that tile, but oh well.






If we’re lucky, we’ll be able to save and refinish the wood floor in the living room that show promise of a really cool pattern.
